a) Regular Meeting, February 4, 2025
5. PUBLIC INPUT (Limited to items not on Public Hearing Agenda and up to 3 minutes per speaker Pursuant to NMSA 1978, Section 10-15-1 (H)(3), The Planning Commission reserves the right to close this public meeting and enter into closed session for deliberations in connection with any administrative adjudicatory proceedings contained in this agenda. (Discussions in closed sessions are limited to the case being heard at the time of motion to enter into Closed Session pursuant to §10-15-1.H.3, NMSA 1978. No action shall be taken in closed session. Any action taken following closed session shall be taken in Open Session.)
6. QUASI-JUDICIAL PUBLIC HEARING (all parties with standing shall have an opportunity for cross-examination.)
a) Conditional Use-CU 2025-12- Alan Adler is requesting Conditional Use Approval to have an accessory structure placement prior to the primary structure to be located at 300 Pine Rd., Lot 9, Block 9 of the Midway Townsite Subdivison.
b) Site Plan-SP 2025-17- Brian Newell on behalf of Lee Logan is requesting a site plan approval to construct a 10-foot tall retaining wall along the front property line located at 219 Juniper Rd.,Lot 26, Block 35 of the Ponderosa Heights Subdivision Unit 5.
c) Variance-PV 2025-18- Nanci Swanner is requesting a variance to encroach 10-feet into the 20-foot rear yard setback to construct a 25’ by 24’ carport within the R-1 Single-Family Residential District located at 104 Slate Ct., Lot 3, Block 3 of the White Mountain Estates Subdivision, Unit 4.
d) e) f) Variance-PV 2025-19- Jace Ensor on behalf of Gateway Church Ruidoso is requesting a variance to encroach 3.71 feet into the 10-foot rear yard setback to construct a 30’ by 16’ covered deck within the R-1 Single-Family Residential District, located at 209 Swallow Dr.; Lot 19, Block 1 of the Pinecliff Subdivision Unit 2. Conditional Use-CU 2025-21- NTG Property Management is requesting approval of a conditional use to allow for light manufacturing for a tortilla factory within the C-2 Community Commercial District located at 712 Mechem Dr.; Lot 3, Block 11A of the Cree Meadows Country Club Subdivision. Conditional Use-CU 2025-22- NTG Property Management is requesting approval of a conditional use to allow for a dwelling unit which is existing on the property to be used as a long-term rental within the C-2 Community Commercial District, located at 712 Mechem Dr.; Lot 3, Block 11A of the Cree Meadows Country Club Subdivision.
g) Conditional Use-2025-23- Brett Nichols is requesing approval of a conditional use to convert 2 commercial offices into dwelling units to be used for lodging within the C-2 Community Commercial District located at 159 Mescalero Trail; Units 5 and 6 of the Sierra Professional Center Phase 1.
